What are floorplan services?

A measurement service is just what it sounds like: Based on what you want, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a measurement service, a certified appraiser takes measurements of your property with a measuring tool — either a tape or laser measuring device. As they tour the property, they make note of the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch out the property. Then, the appraiser writes up a report and detailed sketch showing the total square footage of the home and the overall layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service needed?

Real estate taxes

Property tax records frequently reflect incorrect square footage because the values can come from several sources, and sometimes go unverified — which means you may be paying for more space than you actually have! Unless a certified appraiser has performed a recent evaluation or home measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A home floorplan service can ensure that you're paid fair market value for your house. Living space is one of the most important factors potential buyers consider when purchasing a house — but since square footage values are often approximated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your home, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your home is to refer to a previous appraisal or measurement service carried out by an appraiser (after any remodeling that might have affected square footage).

Information for real estate professionals

To ensure that your client's home closes at a price that accurately reflects market value, we suggest asking for a floorplan service for the property. Clients, and potential buyers, will appreciate your eye for detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tactic for getting potential buyers interested since they can see the layout and characteristics of the property before and after a walkthrough.
